And another pub bites the dust

Developers have unveiled plans to demolish The Golden Lion, on Moss Lane, and build 13 new apartments

The planning application, submitted by Storm ADF Developments Ltd, states that the scheme would ‘provide for a much-needed mental health accommodation service’, while bringing a vacant site back into use. 

A planning statement said: “The reason for this application is to demolish the existing public house, and, following this, erect 13 supported living apartments, as well as parking and amenity space externally.

“The existing building is currently vacant, which means that the site is not being used to its full potential, and is not positively contributing to the local community.

“This proposal will provide for a much needed mental health accommodation service, acknowledging the area’s growing need for supported living. The site will be fully managed with staff on site 24 hours per day.”

As well as the 13 apartments, a communal area would also be constructed. It also provides for seven parking spaces, which the statement says is ‘more than sufficient to accommodate demand on the site’. 

Six of the apartments would be located on the ground floor, as would the communal area, with the remaining seven on the first floor. Each apartment would contain a bedroom, bathroom and open plan kitchen, living and dining space.

A comment filed by care provider and support service ISL states: “It looks like a great proposal and will provide for a much-needed mental health accommodation service.

“A total of four parking spaces would be more than sufficient as the majority of staff do not driver, nor will most of the tenants so the parking requirements on a day to day basis will be low (around two to four cars total, including visitors). 

“The site has been discussed with the local authority commissioners who are also supportive of the proposal.” 

The building is also currently listed as being ‘under offer’ by property consultant Hallams. It was listed as being available for £450,000 freehold or to let for £45,000 per year.

The listing states that the property ‘could be used for alternative uses’ such as office, retail or hybrid clean industrial users, ‘subject to obtaining the relevant permissions’.

The planning application can be viewed by searching for reference number 23/0102M on Cheshire East Council’s online planning portal. Comments must be submitted by February 22 with a decision target date currently set as April 24.
